01.  Place rental sign.
02.  Place rental advertising in the Press Enterprise and Internet.
03.  Personally show potential tenants the property.
04.  Secure potential tenants credit report, employment information, bank statements, income tax returns and any other pertinent information necessary.
05.  Do a thorough inspection walk-through prior to tenant move in.
06.  Take pictures of the interior/exterior to document condition prior to move in.
07.  Collect rents.
08.  File 3 day notices and follow through with eviction if not forthcoming.
09.  File Breach of Covenants if necessary. 
10.  Inform landlord of condition of property by mail after inspection.
11.  Schedule maintenance/repairs with local licensed and bonded contractors.
12.  Secure bid if necessary. (1)
13.  Pay all invoices for repairs and deduct from landlords' rent check.
14.  Handle all tenant complaints.
15.  Process annual accounting statements for tax purposes.
16.  Update landlords on current value of property upon request.
17.  List and sell property at a greatly reduced commission upon request.
18.  Review rental value increase on yearly basis.
19.  Complete thorough move out inspection.
20.  Offer home protection plans at reasonable rates.
21.  Landscaping services available.
22.  Pool maintenance services available.
23.  Payment of monthly association dues available.
